Real Estate Acquisition:
Acquiring URA Property

Disposition Process

  1. Prospective purchaser submits written request to purchase property including Block and Lot Number or address of property and its intended reuse.
  2. Prospective purchaser must be current on all taxes, water and sewer charges due on the property currently owned by the purchaser.
  3. Negotiation including establishing the purchase price and verification by URA's Housing Department that the structure is capable of being rehabilitated (if required), establishment of approximate construction/rehabilitation cost, and preliminary credit analysis to determine proposed buyer's financial capability.
  4. Redeveloper submits Proposal (including proposal drawings) and Good Faith Deposit of 10% of purchase price.
  5. Review by community group (if required)
  6. URA Board Action. If redeveloper's Proposal is approved, the redeveloper may be required to make a monthly payment to the URA of 0.5% of purchase price.
  7. Preliminary (or final) MWBE Plan approval (if required)
  8. City Council action
  9. Disposition Contract executed
  10. Redeveloper submits preliminary drawings for URA approval
  11. Redeveloper submits final working drawings & specifications for URA approval
  12. Redeveloper submits evidence of financing for URA approval
  13. Final MWBE Plan approved (if required)
  14. Closing - conveyance of title
  15. Construction start
  16. Construction completion
  17. Issuance of Certificate of Completion to release certain Deed convenants
  18. Return of Good Faith Deposit
